The iconic Phillies mural near 2400 Walnut Street

The building with the iconic Phillies mural is scheduled to be torn down and replaced by a high rise apartment building. This is only the first of the community's concerns. Please continue reading to learn more and find out what you can do to help.

The Walnut Bridge garage and former sweat gym buildings are being sold. PMC, the developer, intends to knock down these structures to build a 31-story residential tower. The surrounding community has concerns about the new building and the construction project. We need your help!

Community Concerns

  • The developer is asking City Council to rezone this lot to CMX-5, the densest commercial zoning in the city. This is out of character for the neighborhood and violates the city's own development plan.

    Why not rezone to RM-3, a residential zoning?

    Why not go before the zoning board to allow the community's voices to be heard?

  • 24th Street flows north to south. To reach the site, construction trucks will need to pass under the Walnut Street bridge. However, the bridge is only 11 feet — too short for most trucks during construction. This is not a short-term concern, it is also too short for many moving trucks and garbage trucks needed to service the 300+ apartments.

    Will PMC commit to 24th Street remaining a one-way street?

    How will PMC ensure their trucks do not drive the wrong way up this residential street?

  • Cutting corners on construction materials may mean 24th Street residents suffer from blinding reflections and excessive heat.

    What is PMC's plan for setbacks and materials?

  • Beyond traffic and reflection, the community is concerned about the character of 24th Street. Current plans call for loading docks and for enclosing the steps up to Walnut Street.

    Will 24th Street simply be for trash and moving trucks?

    How will this building integrate with, beautify, and encourage foot traffic on 24th Street?

  • Hundreds of school children from Albert Greenfield School walk past this site twice a day.

    What will PMC do to ensure their safety?

    How does PMC plan to keep 24th Street open during construction?

  • There is no plan to save our beloved Phillies mural.

I oppose rezoning 2400 Walnut Street to CMX-5. This is out of character for the neighborhood and violates the city's Philadelphia 2035 plan. I have concerns about traffic going the wrong way on 24th street. I have concerns for the safety of Greenfield students walking past the construction site, for the preservation of the Phillies mural, and more. Please ask PMC to address these concerns before supporting any rezoning."
